  • Entire Interior must be professionally cleaned prior to Guests arrival

You will have the option to hire our cleaners or clean it yourself

  • ALL TV’s working with basic cable
  • Leave ALL access items on kitchen counter (mailbox & pool keys, garage openers, gate passes, etc)
  • Working Wi-Fi with Network Name & Password provided to Naples Vibe Realty
  • All appliances clean and working with special instructions if applicable
  • Dispose all perishable food items
  • ALL light bulbs working (please replace burnt out lights)
  • Smoke detectors not beeping with depleted batteries
  • Outdoor living areas must be clean and furniture set up
  • If applicable, leave instructions for Specialty Blinds or Electric Storm Shutters
  • All beds must be made with clean sheets.
  • All closets must be cleared and clean (optional; you may lock personal belongings in 1 closet of your choosing. At least 1 large closet must remain empty in the Master Bedroom)
  • A locked utility closet designated for extra linens, towels and supplies
  •  
  • Bathrooms clean with toilet paper and bath towels ready to use
  • Fresh filter on A/C, batteries and lightbulbs for changing
  • Instructions for operating pool equipment, if applicable

Basic cleaning supplies (glass cleaner, multi-surface cleaner, broom, mop, vacuum, laundry detergent, dish soap etc…)

Minimum required supplies:

  • 2 sets of Bed Sheets & Pillow Cases for each bed
  • Iron & Ironing Board
  • Toilet Paper, Paper Towels, Kleenex
  • Sufficient Silverware and Plates
  • Coffee Maker/Kuerig
  • Toaster
  • Pots & Pans
  • Kitchen Utensils
  • Can Opener/Bottle Opener/Corkscrew
  • Saran wrap, foil and ziplock bags in a kitchen drawer
  • Toilet Plunger & Scrub Brush
  •  
  • Sufficient number of clothes hangers
  • Supplies to be left at the beginning of each rental season by owners. We will replace and replenish as needed.
  • Paper products (towels and toilet paper)
  • Large bottles of body wash per bathroom and extras
  • Bottles of handsoap 
  • Large bottle of dish detergent for refills – please have a smaller bottle available to leave out
  • Laundry and dishwasher tabs – we leave 4 of each with each new tenant
  • Dish sponges – we change them at every turnover so please buy a large pack
  • Large box of trash bags

Our guests like clean, light and bright properties. Beachy, coastal and modern looks great in photos! Make your property stand out by keeping nice neutral decor, comfortable furniture and amenities! (see list below). Please remove personal photos or family items. Provide a  fully stocked kitchen with more than the minimum supplies required to make your guests more comfortable.  Remember, we are giving them an experience. Small things such as a coffee station and a wine/spirits bar are a nice touch as well as a nice grill or an outdoor kitchen for instance!

Everywhere! MLS and our property management software sync with over 30 sites. Short term rentals get listed on vacation rental sites such as Air B and B, VRBO and others.

I am very active on social media, always keeping my eyes and ears open for people inquiring and looking. I also run a Naples, Florida facebook page which gives me a wider audience. A lot of people reach out to me because they know what I do and I am friends with a lot of property managers in town – it’s one big network!

The renters have my direct contact information. I have a wide network of vendors and my husband is in construction. There is nothing we cannot handle. I contact an appropriate vendor (handyman, electrician, etc) and schedule a first available appointment. Most of the time, we take care of any issues within 24 hours. If there is  a more serious issue than a small repair, we will contact you and discuss a plan of action and cost. 

It is your property and you are welcome to use it any time! Please give us as much notice as possible. And remember that the winter months January-March are our HIGH SEASON. To get the most of your rental property, it is a good idea to leave those months available to rent. A shareable google document will be created where all bookings will be tracked for your convenience.

Absolutely! We know exactly what our rental market demands. We can help you with decor- whether it is tweaking an existing set up or a full furnishing and decoration project as well as fully stocking the kitchen and all necessary items. We are here with you all the way!

We advertise on several main sites that syndicate out to over 30 rental listing websites. Zillow.com, Trulia.com, HomesForRent.com, HotPads.com, Rentals.com, account for the majority of prospect leases. We also utilize an automated lockbox showing system to allow more prospects to view the home.

Properties are inspected twice per year during the initial 12-month lease term. After the initial lease term properties are inspected once per year. We do offer additional inspections at a cost of $85/inspection. If there are issues at the property such as late payments, lease violations, etc additional inspections will be completed at no extra cost.

Main Street property Management is a full-service management company. We handle everything from initial property on-boarding with clean-up and repairs; marketing and advertising; property showing; tenant screening and leasing property inspections; rent collection; and eviction proceedings; maintenance coordination; move-out procedures; and security deposit dispositions.

On-time rent proceeds are closed out on the 10th of each month. You’ll receive a statement and proceeds will be processed to your account the following business day. If rent was paid late an additional proceeds closeout will be done on the 15th of the month.

We do not charge any fees when the property is vacant, and we are actively trying to rent the home.

How do you determine market rent value?

Market rent is determined by comparing the subject property to comparable properties that have rented in the last 6 months as well as comparable properties currently available for rent. We also revise rent prices each week based on activity and feedback received – a price reduction is almost always better than an extended vacancy.

Minimum security deposit will be equal to one month’s rent and can increase from there up to two month’s rent to offset additional risk factors on an application.
